Wales house prices increased by 4.4% in the year to June - outstripping the 海角视频 average rise.

The latest figures from the Land Registry show the average price in Wales now stands at 拢163,768.

They grew faster than the聽海角视频聽annual rate of 0.9% over the same period - although remain well below the average 海角视频 price of just over 拢230,000.

The Land Transaction Tax (which replaced Stamp Duty) figures showed that on a non-seasonally adjusted basis, in the three months to June 2019 the number of transactions on residential properties with a value of 拢40,000 or greater in Wales was 13,100.

This is down 0.8% compared with the three months to June 2018.

One surveyor said new PM Boris Johnson could "increase economic optimism".

In Wales, all property types showed an increase in average prices in June 2019 when compared with the same month in the previous year.

Terraced houses showed the biggest increase, rising by 5.0% in the year to June 2019 to 拢127,000. The smallest increase of all property types was for flats and maisonettes, with an increase of 0.8% in the year to June 2019 to 拢114,000.

House prices rose over the last year in 20 out of 22 local authority areas.

The biggest average price increase was in Monmouthshire, where prices increased by 13.6% in the year to June 2019 to 拢284,000.

The biggest fall was recorded in Ceredigion, where average prices fell over the year by 2.8% to 拢175,000.

Looking 12-months head, surveyors at RICS remain relatively upbeat, with a net balance of +49 percent of Welsh respondents expecting prices to be higher in a year鈥檚 time and a net balance of +21 percent expecting sales activity to rise.

RICS Residential Spokesperson for Wales, and Director of Kelvin Francis, Cardiff, Tony Filice FRICS, said: 鈥淲e have seen a reasonable level of viewings and offers, despite it being the holiday season.

"At a macro level, the change of Prime Minister may increase economic optimism for the next three months. At a more micro level, a shortage of first-time buyer properties continues to be a challenge to activity, with prices increasing because of demand outstripping the supply."
