A 22-storey building complete with a shared penthouse is in the pipeline for Salford – and could potentially bring hundreds of new homes to the city. The development, designed by re:shape with a 'co-living' concept, would offer residents the chance to rent a private living space within the block with communal areas for leisure and dining, such as a winter garden, pergola, and gym spaces.

The shared penthouse and roof terraces are intended to foster 'vibrant social spaces', offering panoramic views of both Salford and Manchester. If approved, the project would create a total of 426 rental homes, with the aim of establishing a 'thriving new river facing community' on Worrall Street in Ordsall, near the border with Manchester city centre.

The scheme prioritises 'local people and key workers first', initially marketing the homes to those in the Salford Quays ward, followed by those living and working in Salford, before extending the offer to other areas. Applicants will be asked about their current living and working situations during this period.

The development also plans to include free-to-use event and co-working spaces for the local community, which would also be accessible to non-residents. A total of 20 percent of the homes would be affordable housing, priced at a 20% discount on market rent.

Urban landscaping will provide a new pedestrian link between Worrall Street and the River Irwell and widen the existing riverside walkway, aiming to 'improve connectivity' to Peel Park and Salford University with Media City, reports .

Plans are advancing for what could be Salford's third 'co-living' tower, following the green light for the first such project last September and a second proposal lodged with the council in December. Robbie Nightingale, development director at re:shape, highlighted that the concept was moulded by feedback from locals and businesses during a public consultation.

He said: "We're excited to bring forward Salford's first co-living scheme with a policy compliant level of affordable housing.This will give young people, key workers and existing residents of the city access to highly sought after, quality homes that they can afford and be proud to call home."

Ben Tabiner, associate director at Buttress Architects, commented on the design's intent to enhance living standards and cultivate community spirit within the development.

He said: "Worrall Street represents an exciting opportunity to revitalise a key brownfield site on Salford's riverside. It's a co-living scheme which introduces a vibrant and social way of living, bringing together a new community through a shared living experience.

"By adding a diverse, alternative and affordable housing format to Salford, it not only provides quality homes but also enriches the city's residential offering, creating a sense of belonging and community for all who live there."
