A massive redevelopment scheme featuring hundreds of new homes and 140,440sq ft of employment floorspace is being planned in Rochdale.
Proposals have been submitted for the construction of 314 new homes on land to the north and east of Stakehill Industrial Estate in Middleton.
The Milne Trust, the developers behind the proposal, envision a mix of housing to the north of the site, with the employment area to the south, separated by green spaces, fishing ponds and footpaths. They believe this scheme will foster a 'safe sense of place' where people can live and work simultaneously.
According to planning documents: "A key objective of the proposals is to deliver a scheme that creates a safe sense of place and a well-balanced mixed community where residential and employment uses can co-exist."
The plan includes a variety of house types and sizes to meet local needs, with an emphasis on high-quality family housing. The employment area, located southeast of the fishing ponds, will be visually separated from the residential areas as much as possible through a combination of site levels and woodland buffer planting.
The development aims to integrate with surrounding developments to create an inclusive character. The developer believes this scheme could bring significant economic, social and environmental benefits to the area.
If given the green light, the proposed homes would be accessible via Bentley Avenue from the Slattocks Roundabout. The industrial units, on the other hand, would have a separate entry point off Finlan Road and Stakehill Lane to the south.
This proposal marks the first in a series of developments planned for the Stakehill area, which could potentially see the construction of 1,680 homes and 150,000 sqm of industrial and warehousing floorspace over the next twenty years.
The Stakehill site plays a crucial role in the Atom Valley Mayoral Development Zone in Rochdale and Bury, with the potential to generate 20,000 new jobs and 7,000 new homes in total.
