The first phase of an architecturally-designed micro business park has been brought forward on the outskirts of Grimsby.

Holton Studios is a 32-unit development at Holton-le-Clay, with long-time village-based business owners the Hendry family behind it.

Hendry Electrical and Jonathan Hendry Architects remain resident in an existing building on Holton Business Park, with the first speculatively built phase – featuring six units – now being marketed.

And the expertise from both elements shines through, with the light, airy space created by the vaulted ceilings and maximised daylight, backed up by state-of-the-art cctv, fibre broadband, lighting and data points throughout.

Keyrent Ltd has been set up by Trevor to deliver the scheme, creating a community feel within the village environment as the buildings, existing and new, wrap around a communal garden space.

Potential to introduce a cafe when a critical mass builds up has been highlighted.

A £500,000 investment has been made so far, which includes whole site infrastructure to enable development as units are leased.

Jonathan said: “We have created the workspace and we are fairly open-minded about what it could be. They could be used as offices, studios, a florist or retail. We have consent for five retail units, so it is totally flexible.”
