Liverpool Council has given the green light for a new five-storey hotel to be constructed near Everton's new Bramley-Moore Dock home. The 80-bed establishment will be situated on land at Regent Road, Blackstone Street and Fulton Street, offering views of the new 52,888-capacity stadium.
The site, currently housing a mix of industrial and warehouse buildings, includes a Grade II listed former mill. Fast Growth Homes (FGH), the applicant, plans to convert the listed building into 32 bedrooms, with an additional 48 bedrooms in the new build section.
The warehouse, built around 1850, comprises two separate mid-19th century units within a single structure, representing a significant example of early fireproof warehouse design. Dylan Jones, FGH's agent, noted the site's history of accommodating hotels, referencing the former American Hotel which was demolished post a fire in the 1980s.
The mill, dating back to circa 1850, was initially used for storing cotton, corn and animal feed until the late 1970s. More recently, it served as artists' studios but has been vacant for the past five years.
Mr Jones highlighted the successful campaign to save the site from demolition, preserving key interior features such as cast-iron door frames and exposed brickwork, reports .
Plans reveal the warehouse will house a four-storey hotel with additional basement space. The Regent Bar and Fulton Bar will flank a central lounge, reception, and entrance on the ground floor.
Mr Jones highlighted that the proximity to Bramley-Moore Dock is a "driving catalyst" for this project, which has the added benefit of revitalising a listed building. Councillors took a site tour before the meeting where they unanimously agreed to grant planning permission.
Chris O'Flaherty, FGH's managing director, commented: "Building on our recent successes across the city, we are pleased to receive this planning approval to bring forward a high-quality hotel and leisure development in the Ten Streets district of north Liverpool. We invested in this area of the city a number of years ago and believed then that developments such as our hotel portfolio would promote and support Liverpool's role as a centre of tourism, culture and major events."
Additionally, Paul Lloyd, a director at FGH, noted: "The proposal to retain and convert this listed mill building will secure the long-term future of the building, we always believed that a hotel in this area would provide a complementary use given the proximity to Bramley-Moore football stadium."
