SEGRO announces first speculative shed for East Midlands Gateway

220,000 sq ft building on the Leicestershire/Derbyshire border should be ready for occupation in October

SEGRO building first speculative shed at East Midlands Gateway

The first speculative unit is being built at the huge East Midlands Gateway warehouse park near East Midlands Airport.

SEGRO, which is behind the 700 acre logistics site, said it was confident either a potential or existing tenant would come forward for the 220,000 sq ft shed.

It said the building on the Leicestershire/Derbyshire border should be ready for occupation in October.

The SEGRO Logistics Park East Midlands Gateway – which is next to the M1 and served by its own rail freight interchange – is already home to tenants including DHL, Amazon, Very, XPO Logistics and Kuehne and Nagel.

It sits inside a new freeport area recently announced by the Government, which gives tax and planning incentives for companies based there.

SEGRO said the latest unit will be built to high sustainability standards making it carbon-neutral. Green features will include roof mounted photovoltaic panels, LED lighting and upgraded cladding which improves air-tightness for temperature controlled operations.

Andrew Pilsworth, managing director of national logistics at SEGRO, said: “This speculative development is really exciting, as it highlights our confidence in the ongoing demand for well located, connected, modern space in the East Midlands and underpins the importance of logistics.

“Including this speculative build, we currently have four units under construction, after which the park will be nearly 75 per cent full.
