Preliminary plans for a 53-home residential development next to the redeveloping Stretford Mall have been submitted. The initial proposal, presented in a screening report to Trafford council's planning portal, outlines the scheme for the four-acre Lacy Street site, currently home to a surface car park and vacant land previously occupied by a Royal Mail sorting office.

The proposal, put forward by Trafford council itself, includes a mix of two-bedroom apartments and two, three and four-bedroom houses. The plan calls for 'low scale' residential buildings designed to blend with existing properties in the area, with the tallest structures reaching a maximum height of 3.5 storeys.

The development will feature a pedestrian and cycle route from the north-west corner of the site down to the Bridgewater Canal. Public spaces at the junction of Edge Lane and the A56 will be enhanced, and a comprehensive 'green' strategy will be implemented around the road network.

Access to the site will be via Chester Road for vehicles, while pedestrians and cyclists will have exclusive access from Bridgewater Way on the eastern boundary. The report emphasises that "Low car use/ownership is central to the design concept and approach.A series of transport improvements will be necessary to support the development, including the creation of cycling and walking routes."

The report acknowledges that some local disruption from construction traffic and noise is likely during the project's implementation, reports .

Other nearby developments include the Stretford Mall redevelopment and the Royal Canal Works project, which will provide 51 new homes. A comprehensive planning application is anticipated, with the report indicating a 'target mix' of six two-bedroom apartments, 10 two-bedroom terraced houses, 18 three-bedroom townhouses, seven three-bedroom townhouses with garages, and 12 four-bedroom townhouses.

The scheme aims to offer 25 per cent affordable housing. The report also highlighted the necessity for a series of transport enhancements to support the development.
