Three years after its application for a smaller development was rejected, a leading housebuilder has proposed plans for a 560-home scheme on the same site in Partington. In 2021, Trafford council's decision to reject Redrow's plan for 400 homes on the Warburton Lane site was upheld by the Planning Inspectorate on appeal.

The planning inspector concluded that the scheme did not meet its affordable housing requirement. The harm arising from that shortfall, combined with damage to the landscape and some nearby historic buildings weighed against the scheme.

A scoping report prepared by global environmental consultancy Stantec has now been presented to town hall planners for a new residential scheme. It indicates that planning consent will be sought via two planning applications covering western and eastern parcels of land.

The site forms part of the allocation for New Carrington, part of the strategic plan for Greater Manchester Places for Everyone which was approved earlier this year. It comprises three parcels of greenfield land currently used for arable farming land covering 111 acres, with Warburton Lane cutting through the site.

The new plan would feature 84 affordable homes, with a planning application expected next month (November). The site is not in a conservation area but Warburton Village conservation area is about half-a-mile away, reports .

However, the property is surrounded by 10 Grade II-listed buildings, including Healthlands Farmhouse and its barn, a barn near Birch Farmhouse and a timber framed farm building on the south side of Warburton Park Farmyard. The strategic land director for Redrow North West has announced a public consultation period lasting three weeks until Friday, October 18.
