Plans to transform the former cosmetics Revlon factory site in Maesteg into a new residential scheme with nearly 200 homes have been revealed.
In its largest project to date Bridgend-based housing association, Valleys to Coast, subject to planning, would deliver the 拢41.8m development in partnership with Avant Homes.
The former factory site, which extends to nearly 20 acres, has been made ready for development following 拢3.5m of remediation work funded by Bridgend County Borough Council and the Cardiff Capital Region.
Located off Ewenny Road and adjacent to the Oakwood Estate, the proposed scheme will provide 193 homes, comprising a mix of affordable homes for social rent, low-cost home ownership properties, open market sale homes, and affordable rent homes.
It would also be the housing association鈥檚 first venture into homes for private sales, which it said will strengthen its financial position and enable further investment in existing homes across Bridgend.
Valleys to Coast said the project would also play a key role in its growth plans and Bridgend County Borough Council鈥檚 wider regeneration strategy.
Detailed planning permission is due to be considered by Bridgend Council in November. If approved construction work would begin early next year with the first homes expected to be handed over by year end. The entire scheme would have a completion targeted of 2030.
Law firm Hugh James is advising the housing association of its latest project.

Group chief executive of Valleys to Coast Jo Oak said: 鈥淭his is a landmark moment for Valleys to Coast and Maesteg. Ewenny Road is not just our biggest development to date; it鈥檚 a bold step in helping families, couples, and individuals most in need of a home to put down roots here in Bridgend.
鈥淚t鈥檚 part of our ongoing commitment to tackling the housing need in our communities, creating high-quality, affordable homes that give people the stability and security they deserve.鈥
James Griffiths, Valleys to Coast鈥檚 managing director of development and regeneration, said: 鈥淔or more than 12 years, this site has stood empty, but soon it will be home to a thriving community, offering a mix of social rent, affordable ownership, and open market sale properties. This means we can meet a range of needs while creating a vibrant, balanced neighbourhood where people can grow, work, and belong.
鈥淲e aim to do more than build houses; we鈥檙e building opportunity. This project will breathe new life into the town, boost the local economy, and strengthen our ability to invest in the maintenance and improvement of existing homes right across Bridgend.
鈥淲e鈥檙e proud to be working in partnership with the local community and our key partners to make this vision a reality. We鈥檙e grateful to Bridgend County Borough Council and Cardiff Capital Region for preparing the site for this large-scale development.
鈥淓wenny Road will be a place where people can look to the future with confidence and call home for generations to come.鈥
As part of its social value commitments, Valleys to Coast has pledged 拢20,000 to support local projects during construction. Valleys to Coast will also be consulting with residents of the Oakwood Estate to gather feedback on the project and explore regeneration opportunities in the surrounding area.
Earlier this month it also revealed plans to transform a prime office building in the centre of Bridgend to serve as its new headquarters alongside new apartments and commercial units. As part of wider efforts to regenerate the town centre the social landlord has acquired Wyndham House, which fronts onto the historic war memorial.
The four-storey building will be redeveloped to provide a mix of office space for the company鈥檚 300-plus workforce, a cafe style reception space, eight one-bedroom apartments and a small number of commercial units.
The housing association has more than 6,000 affordable homes across Bridgend and Rhondda Cynon Taf, alongside a portfolio of commercial properties and leasehold flats. It was established in 2003 as the first large-scale voluntary transfer of council-owned homes to a social housing association in Wales.
