The latest phase in the transformation of Plymouth’s former docks has been completed with work wrapped up on the £30million Quadrant Wharf development.
The 137-home development has apartments split across two buildings - Aqua House and Lye House - and 20 split-level houses making up Canola Row.
The Quadrant Wharf development continues the multi-award-winning mixed-use regeneration of former docklands at Millbay, delivered by -- a strategic joint venture between national urban regenerator, Muse Developments, Legal and General, and Homes England - in partnership with Plymouth City Council.

Work , but it is only one part of an overarching redevelopment of that part of the city’s waterfront, which has seen more than £120million of a planned £250million invested in the area already.
The newly completed phase sits next to Quadrant Quay, the 102-home block built by Kier for ECF and completed in 2015. But work on the entire scheme began in 2006, with ECF taking a phased approach to delivering the scheme, as a long-term regeneration partner for Plymouth.
To date, the development has delivered more than 550 new homes including the prominent Cargo block , 43,000sq ft of business and retail space, improved infrastructure and refurbished listed docksides, new public realm, a 1,000- pupil school recently renamed Millbay Academy , the 171-berth King Point Marina, and the Dock Restaurant.
Still planned or under construction are 400 more homes, a 126-bed hotel, 80-home extra care facility and more commercial space, all planned to follow in the next five years.
Quadrant Wharf contains two six-storey blocks of flats and a row of a la mode town houses. Construction firm GallifordTry Partnerships, now known as Vistry Partnerships, was hired to deliver the Aqua House and Lye House blocks, and Canola Row.

Aqua House, dubbed the focal point of the development, is arranged with some apartments overlooking the water. Inside are one-, two- and three-bedroom apartments, penthouses and duplexes.
Lye House stands next to Aqua House, and provides a range of one- and two-bedroom flats. There are also two “exclusive” two-bedroom penthouses that offer sea views.

With their own front doors and parking space or garage, each split-level home at Quadrant Wharf has been designed to maximise living space and take advantage of the coastal location. Many of the properties benefit from balconies or terraces with some providing views across the water or marina.
The three-bedroom homes at Canola Row are “designed with modern living in mind”. And as part of Millbay’s aim to open up the historic waterfront and reconnect the area with the city, a further new pedestrian link has been created from West Hoe Road down to the quayside. It was built by Vistry Partnerships.
The fund’s multi-million refurbishment of Millbay’s inner harbour and listed quay walls has also helped position Plymouth as an internationally acclaimed sailing venue, with Millbay the location for the race village for the Americas Cup World Series in 2011 and set to play a key role in one of the world’s most spectacular international sailing events next year, when SailGP visits the city in 2021 following events in San Francisco and New York.
