North West housebuilder Prospect Homes has submitted plans for a 180-home development on a section of land known as Timperley Wedge in Trafford. The 14-acre site, located north of Dobbinetts Lane in Hale, is part of the strategic housing allocation within the Places for Everyone (PfE) plan.
This Greater Manchester strategic development programme, adopted in March this year, aims to deliver 1,800 homes in Timperley Wedge by 2039, with a total of 2,500 homes across the region. The area includes Roundthorn Industrial Estate and Wythenshawe Hospital to the north and east, while the M56 motorway and Manchester Airport are a short distance to the south.
A planning statement by Frost Planning Ltd describes the site as 'largely unused', comprising unmanaged agricultural fields with areas of scrub, shrubs, and mainly low-quality trees. Accessible via Dobbinetts Lane, the site is bordered by Brooks Drive to the west and a public right of way route to the north, providing pedestrian and cycle access to local amenities including schools, shops, public open space, bus stops and the Roundthorn Metrolink station.
"The applicant seeks to develop a high-quality sustainable community which provides much-needed homes within a beautiful setting and supported by essential infrastructure," the planning statement details. Prospect Homes is seeking full planning permission for approximately 179 homes, complete with access, parking, landscaping, open spaces, drainage, and other associated works.
"The proposed development aims to create an accessible and inclusive community by offering high-quality open market and affordable homes for individuals and families," they assert. The initial housing mix includes 98 open market dwellings (55 per cent) and 81 affordable homes (45pc), aligning with the PfE guidelines, reports .
The allocation is broken down into: 25pc first homes, 37.5pc social/affordable rent, and 37.5pc intermediate housing.
