Bellway Homes has submitted a proposal for the development of 133 residences on what is currently agricultural land located off Cumber Lane in Wilmslow.

The project involves transforming a 5.43-hectare field, presently utilised for grazing, with bounds set by residential properties northwards off Leigh Road and by Lindow Fold Drive to the east. To the west lies Clay Lane and further open fields, which also stretch south from the site.

The plan includes creating a new junction leading off from Cumber Lane/Moor Lane, necessitating the demolition of three houses presently occupying the designated space.

AshtonHale, representing Bellway Homes, detailed in their planning document: "All existing buildings and structures within the north and north-west of the site will be demolished to facilitate the development."

Number 2 Cumber Lane, a commercial building, is earmarked to remain as part of the development.

The developer has committed to providing 30 per cent as affordable housing. Upon completion, the community will consist of 17 two-bedroom, 56 three-bedroom, 29 four-bedroom, 22 five-bedroom, and nine six-bedroom residences. There will be 286 car parking spaces.

This tract of land holds the status of 'safeguarded land' under the provisions laid out by Cheshire East's local plan. The applicant's planning statement said: "For the avoidance of doubt, this designation removed the site from the green belt."

Cheshire East currently lacks a five-year supply of housing land. The council's most recent statement indicates that it has a 3.8-year supply.

The applicant asserts that housing delivery in Wilmslow has been robust, with most allocated sites now under construction, resulting in a limited forward supply. According to the planning statement, there is a significant immediate need for more market housing and affordable housing in the area.
