A consultation has been launched over £37m plans to build two residential blocks complete with private roof terraces opposite the Mackie Mayor food hall in Manchester.
Developers behind the partnership for the Swan Street scheme are Capital & Centric and Kamani Property Group, who want to build 120 one, two and three-bed apartments on the derelict site.
The proposals will include a shared roof terrace and private terraces for residents, with ground floor workspaces and spaces for local businesses, such as a café-bar or deli.
It would also feature a huge art canvas on the front of the building which would be one of the largest in the city.
Tim Heatley, co-founder of Capital & Centric, which featured heavily this year in BBC2 documentary Manctopia, said: “This is a great city centre location in the heart of New Cross so, as always, we want to push boundaries with the design and create something bold.
"We’ve got a striking roof terrace on top and what could be Manchester’s biggest art canvas on the front.
"This part of Manchester is known for its awesome street murals and we’ll be showcasing work from local and international artists, creating another reason for people to visit the area."
Capital & Centric purchased the site with Kamani Property earlier this year, and it is currently home to two derelict buildings - once used as a MOT garage and a storage facility.
During lockdown, the firm opened a Covid supplies depot at the site, where over £500,000 of supplies were donated to local charities.

It is soon to open as Ramona, a new temporary Detroit pizzeria and bakery, margarita bar, beer garden, coffee counter and stage by the team behind Manchester’s venues including Trof, Gorilla and Albert Hall.
Mr Heatley said: "We’re not standing still while we go through planning. We’re already bringing the site back to life with Ramona opening soon. Serving Detroit style deep-dish pizza, margarita’s and coffee, and from the guys behind Albert Hall, it’s bound to be a hit.”
Adam Kamani, CEO of Kamani Property said: “We’re eager to get moving with this exciting project and bring further regeneration to this dynamic area of Manchester.
"Our roots are firmly based in this region and to be able to renovate this derelict site in collaboration with Capital & Centric, will provide a further boost to the revival of the neighbourhood.”
