Plans to build 80 homes on the outskirts of a village near Truro in Cornwall have been given the green light.
Legacy Properties has secured full planning permission for the development on the southern edge of Trispen.
The Newquay-based developer will deliver the homes on the 9.5-acre site located south of Eglos Road.

Planning approval follows community consultation, collaboration with St Erme Parish Council and a detailed Section 106 agreement.
More than £560,000 will be spent on the local community and infrastructure, including over £180,000 for education and healthcare facilities.
The scheme will include a mix of one-bedroom apartments and two- or three-bedroom houses and bungalows to larger five-bedroom family homes for open-market housing.
More than a third will be allocated for affordable housing, available for rent or shared ownership, to include four-bed affordable options for larger families.

The development will also include public open space – including a Plen-an-Gwari (traditional Cornish playing place) – as well as rewilding initiatives, new planting and a new cycle link connecting the village to the wider local network.
The site was identified as the most suitable location for new homes outside the settlement boundary in the St Erme Neighbourhood Development Plan.
It meets "demonstrable local need", with 72 households currently registered on Cornwall Council’s HomeChoice Register as seeking affordable housing in the parish.
The houses, bungalows, and apartments will be built with locally sourced materials whenever possible, Legacy added, including stone, white render and slate to "reflect and enhance" the local vernacular of Trispen and St Erme. Each home will incorporate wildlife features to promote the natural habitat for bats, birds and bees.
Construction is expected to start later this year with the first homes available in the summer/autumn of 2026.
