Westchurch Homes has submitted plans to Bury Council for a new estate of 87 flats and houses on an area of grassland between Radcliffe and Bury. The site, near the Bealey Industrial Estate, is currently described as mostly "a mosaic of unmanaged neutral grassland, bramble scrub, willow scrub and scattered self-seeded trees", with the remainder being used as hard standing yards for bus and vehicle storage, industrial buildings and a car wash.
Existing houses are also present along the south-eastern frontage of the site across from Dumers Lane. Westchurch's proposal includes a mix of flats, terraced, detached and semi-detached housing, with 18 one-bed flats, 14 two-bedroom houses, 34 three-bed houses and 21 four-bedroom houses.
The plans also account for 142 parking spaces for residents and visitors. The developer stated that the 'proposal constitutes a 100 per cent affordable scheme, offering high quality accommodation options for those who cannot afford the market equivalents'.

They further added that the re-use of a brownfield site would alleviate pressures on green belt land. A planning statement from Westchurch read: "The proposal has been arranged to best respond to the site's context and address the site constraints by seeking to strike a balance between private amenity space and developed land.
"The site provides suitable separation distances between the residential uses on the site and to the neighbouring residential and employment uses. Access will be via Dumers Lane, with a central road running through the site and splitting to create cul-de-sacs.
"The overall design aspirations have been to provide high-quality living accommodation across the site. A good diversity of house types are proposed to cater to varying needs", reports .
Buildings will range from two to 2.5 storeys, with Westchurch saying: "The site is considered to be in a sustainable location for housing within the urban area and sitting outside the green belt."
