Liverpool's skyline transformation: King Edward Triangle skyscraper project unveiled

Project will be delivered by the company behind Home Bargains and the man behind Liverpool's tallest tower

The first designs for a skyscraper project that could transform Liverpool's skyline have been revealed. The King Edward Triangle scheme is set to be built by the company behind Home Bargains and the developer responsible for Liverpool's tallest tower, who teamed up last year to purchase a former industrial estate on the outskirts of Liverpool city centre for a landmark high-rise development.

The King Edward Triangle part of Peel Waters' plans to revitalise Liverpool's northern docklands – will feature a high-rise residential development with 1,200 apartments at the Gibraltar Row estate. Several businesses currently operate within the triangle, but Peel sold the land to KEIE Limited in April last year, following Liverpool City Council's agreement to a £1.5m deal to lift a covenant on the site to pave the way for skyscraper construction.

KEIE Limited, a subsidiary of the TJ Morris group which owns Home Bargains, will collaborate with Hugh Frost, whose Beetham Organisation built the 40-floor West Tower in the city centre, on this venture. While no formal plans for the development have been submitted to the council yet, a preview of what the development might look like was unveiled at the Liverpool Developer Forum held at Make CIC on February 12.

Mr Frost shared his vision for the land and said the planned scheme would align with the city's Waterfront Strategy and Tall Buildings Policy. He indicated that discussions with the council and the Liverpool City Region Combined Authority are progressing positively, reports .

The King Edward Triangle is one of the five distinct neighbourhoods within Liverpool Waters, which also includes Central Docks, Clarence Docks, Princes Dock, and Northern Docks. This extensive area extends from the northern boundary of Liverpool city centre to Bramley-Moore Dock, the site of Everton FC's newly constructed stadium.

In an interview with the ECHO in December 2024, Chris Capes, Liverpool Waters' director of development, highlighted the King Edward Triangle as evidence of the transformative impact Liverpool Waters will have on the city's appearance. He remarked: "It will change the skyline, definitely."

He added: "We're part of two tall building clusters within Liverpool - King Edward Triangle is one of them and the development in Princes Dock has been quite tall... From the Wirral, as you look over and from other parts of the city, it will change the skyline."
