Lichfields submits plan for £365m Salford waterfront scheme

Proposals feature harbour lido baths, floating gardens and a new “public realm”, with an ecology park and pedestrian promenade

A Manchester-based planning consultancy has submitted plans for a mixed-use development on Salford's waterfront.

Lichfields said plans for the scheme on Cotton Quay, which has a construction value of £365m, include up to 1,495 homes, commercial retail and leisure space, two hotels, realigned access roads and bridges and a multi-storey car park with a rooftop play area, climbing wall and bouldering centre and floating gardens.

Proposals also feature plans for harbour lido baths, floating gardens and a new “public realm”, with an ecology park and pedestrian promenade.

Lichfields has sought full seeks permission for 491 dwellings, 2,296 sq m of retail and commercial use, one of the hotels, the multi-storey car park and most other aspects of the scheme, while it is seeking outline permission for 1,004 dwellings, the second hotel and 920 sq m of retail/commercial space.

Nathan Matta, planning director at Lichfields, said: “The team has worked extremely hard to submit this application.

“If approved, this scheme would create a new sustainable community introducing a much-needed mix of high-quality new homes; bespoke leisure and recreation provision; biodiversity enhancements; and opportunities to continue the areas rapid economic growth.

“We look forward to continuing to work with Salford city council, key stakeholders and residents as we progress through the planning process.”

If approved, the development will see the demolition of two existing buildings on the site - Laser House and Magnetic House - while the existing Waterfront Quay road, which runs centrally through the site, will be moved to the north, with a promenade provided, primarily for use by pedestrians and cyclists, Lichfields said.
