Developer Miller Homes has been given the green light to construct 76 dwellings at the previous World of Pets location in Timperley, initiating the Thorley Glade project on Thorley Lane.

The development will comprise 34 affordable homes, and it is anticipated that the market-value houses will have asking prices from £634,996. The residential scheme promises a range of three to five-bedroom family homes. To enhance sustainability, all private homes within the project will include solar panels and facilities for electric vehicle charging.

Under a Section 106 agreement with Trafford council's planning department, Miller Homes will contribute £298,190 towards improvements in local education facilities and site biodiversity.

The Thorley Glade venture is also subject to a Community Infrastructure Levy amounting to £569,886 to bolster local services.

Original plans for 116 properties were initially rejected by Trafford’s planning committee, but the decision was reversed following an appeal. Permission has now been granted for a scheme with fewer houses.

With the current plans now endorsed, the housing number has been decreased, receiving official approval.

Clare Noakes, Miller Homes’ sales director for the North West, said: "Securing planning approval for Thorley Glade is a key milestone for Miller Homes as we expand our presence in Greater Manchester.

"This development will not only provide high-quality, energy-efficient homes but also deliver significant benefits to the local community through infrastructure investment and affordable housing provision."
