A major development with the potential to create new jobs alongside almost one million square feet of commercial space has been launched in North Lincolnshire.
County Durham based Hargreaves Land – the property and regeneration division of the wider Hargreaves group – has revealed plans for Forge Point, a 77-acre employment park near to junction 3 of the M180 in Scunthorpe.
The new park, which forms part of a strategic mixed-use area as detailed in the Lincolnshire Lakes Area Action Plan, has capacity for 959,300 sq ft of new development. The plan supports the development of a range of uses including a high-tech business park, offices and hotel.
Back in June 2023, site receivers Watling Real Estate struck a deal with Hargreaves Land to take the plot of land on, reviving plans for Lincolnshire Lakes, which has been a development priority with the local authority for many years, with business space and new homes top of its list.
Watling Real Estate were made receivers of the land at the time when the company which had hoped to take it forward originally was liquidated in 2022.
Now Hargreaves Land is bringing the project to fruition, offering design and build opportunities for potential tenants, as well as individual plot sales. The firm has appointed property consultants PPH Commercial and Avison Young as joint marketing agents.
Brady Harrison, development surveyor at Hargreaves Land, said: “We are thrilled to bring Forge Point to the market and thereby offering a range of development opportunities for investors, developers and owner occupiers.
“As part of the wider Lincolnshire Lakes development, which is one of the largest residential development opportunities in the Ƶ, businesses based at Forge Point will benefit from access to a new community of over 6,000 homes, alongside a range of retail and leisure offerings.
“Located three miles southwest of Scunthorpe town centre, with access to the M18 via the M181 and M180, Forge Point is offering freehold and leasehold design and build opportunities, which Hargreaves Land say will provide businesses with the chance to “create bespoke solutions that meet their specific operational needs.”
Rob Oliver, principal at Avison Young, said: “Whether it’s high-specification space for manufacturing, office, research and development, or other commercial uses, Forge Point has the potential to accommodate a wide range of occupier requirements. We are very pleased to be appointed by Hargreaves Land to market the scheme together with our joint agent PPH Commercial.”
Duncan Willey, director at PPH Commercial, added: “Forge Point will be a significant addition to the North Lincolnshire commercial property market and presents a rare opportunity for any business looking to establish a presence in a very well-connected location.”
