Plans for a new housing development in Audlem are moving forward, with Muller Property Group expected to submit a planning application for approximately 133 homes. The proposed site, situated west of Moorsfield Avenue, spans about 9.3 hectares of agricultural land.

As part of the development, 30% of the homes will be designated as affordable housing, and 3.4 hectares of land will be dedicated to promoting biodiversity and providing informal public open space. Prior to the planning application submission, Muller has filed an environmental impact assessment (EIA) screening request to gauge the environmental implications of the project.

The purpose of this assessment is to inform the council's decision on granting planning permission. Cheshire East Council will now review the information to establish if a full EIA is necessary.

The report submitted by Berrys, on behalf of Muller, said: "This assessment has taken account of the nature and scale of the proposed development, its location and the sensitivity of the existing environment."

It adds: "In view of the nature of the development and surrounding area, any potential impacts would not be likely to result in significant environmental effects and therefore does not constitute EIA development for the purposes of the EIA regulations."

Berrys' report concludes: "It is respectfully suggested that an EIA is not required to accompany the planning application."
