Plans to turn the former Kellogg’s site in Trafford into a mixed-use neighborhood have been given the green light.
Proposals to build Lumina Village - comprising 750 homes, 200,000 sq ft of office space, a primary school and a 100-bedroom hotel over 12 acres - were submitted in February by a joint venture between Trafford Council and Bruntwood Works.
The partnership said the development phase is expected to create some 2,261 jobs and benefit Trafford by an estimated £18m per year.
Residents within the new homes are estimated to spend £11.2m per year in the local area when construction is complete, while the proposed commercial accommodation is expected to facilitate a GVA of around £50m per year, they said.
The approval comes after proposals were submitted after consultation with local residents.
Coun Andrew Western, leader of Trafford council, said the development will “totally transform the area”.
“This development fully supports the council’s corporate priorities of creating quality and affordable housing and successful and thriving places,” he said.
“The scheme will also create thousands of jobs and benefit the borough to the tune of £18 million and I am delighted that planning permission has been granted.
“We will of course continue to engage with local residents as the development takes shape in the future. The Lumina Village project forms part of our overall strategy for the area and we are proud to be bringing this forward in partnership with Bruntwood Works.”
The site - opposite the Old Trafford Cricket Ground - forms part of Trafford council’s wider Civic Quarter ‘masterplan’.
The joint venture is part of Trafford Council’s wider partnership with Bruntwood Works, which also includes the development of the Stamford Quarter in Altrincham as well as Stretford Mall.
Andrea George, regional director of town centres at Bruntwood Works, said the new development will “future-proof the area with the highest-standard housing and education facilities surrounded by a thriving commercial offering”.
“The project forms part of our wider strategy in the area working in partnership with Trafford Council and we’ve been keen to hear the thoughts of Trafford residents every step of the way.
“That underpinned the success of this application and we’ll continue to engage with the community as the development of Lumina Village progresses to ensure its potential impact is as wide-reaching as possible.”
The architect for the development is Feilden Clegg Bradley, Planit IE is the landscape architect and planning support was provided by Avison Young.
