Bristol now has one of the busiest rental markets in the 海角视频, a new report by Rightmove has revealed. Letting agents in the city receive 51 enquiries on average for every property that becomes available, according to the property website's latest Demand Tracker.

Bristol was the third most-in-demand city for renting after Wrexham (54 enquiries per home) and Glasgow (52), compared to an average of 19 enquiries elsewhere across Britain.

The top-10 busiest areas for renting also included Plymouth, which has 50 enquiries for every property on the market, and Bath and North East Somerset (BANES), with 45.

The average advertised rent in Bristol is now 拢1,658 per calendar month (pcm) while in BANES it is a huge 拢1,784.

Average advertised rents outside the capital have hit a record 拢1,349 pcm and are 5% higher than this time last year. However, the figure is down from the peak annual rate of growth of 12% in 2022 and is the slowest that rents have been increasing since 2021.

While the rental market is still very busy, the imbalance between supply and demand has improved in 2024, Rightmove said. The number of tenants looking for a home has dropped by 16% compared to last year, while the overall number of available homes has gone up 8%.

Tim Bannister, Rightmove鈥檚 property expert, said: 鈥淲hilst at a high-level there has been an easing in the rental market compared with last year, from speaking with agents, we know that many local markets are yet to feel the effect from these improvements.

"At the same time, prospective tenants are still likely to be experiencing a very hot and competitive market. To be receiving upwards of 50 enquiries per available rental property in some local areas is an astonishing figure, which goes to show the significant amount of work still to be done to improve the balance of supply and demand across different areas of Great Britain.鈥

The number of tenants looking for a home is still 17% ahead of the more normal pre-pandemic 2019 market, Rightmove said, while the number of available rental homes is still 32% behind the same period in 2019.

A recent report from Rightmove also identified that a record proportion of former rental homes are now being put up for sale.
