Work under way on £74m logistics hub for M&S near Bristol

The supermarket giant is preparing to open a flagship store in the city next week

Building work is under way on a huge logistics hub near Bristol for retail giant M&S.

Real estate investment firm Epta Development Corporation (EDC), and development partner Stoford, are constructing the facility at Axis Works, Severn Beach, on behalf of LondonMetric Property.

The 390,000 sq ft warehouse is being forward-funded by LondonMetric for £74m and has been pre-let to M&S on a 20-year lease.

Winvic has been appointed main contractor and completion of the new unit is scheduled for summer 2026.

Dan Gallagher, joint managing director, Stoford, said breaking ground at Axis Works was the result of more than two years of close collaboration with EDC.

"The project demonstrates confidence in Avonmouth as one of the º£½ÇÊÓÆµ’s most important distribution locations and will provide LondonMetric and M&S with a facility that meets the highest standards of design and sustainability," he said.

The announcement comes as the supermarket prepares to open a vast new store in Cabot Circus, in central Bristol, next week. The flagship outlet will occupy the space left vacant by House of Fraser, which closed its doors in August 2024.

Sarah Stocken, food logistics project manager at M&S Food, said: “This distribution centre will play a key role in modernising our supply chain to increase capacity in our network.
