Work has started on a £5.5 million refurbishment of an office building in the heart of Birmingham's business district. Landlord Oval Real Estate is transforming St Philips Point, in Temple Row, to create a modern office development.

Once finished, it will comprise 65,000 sq ft of refurbished grade A workspace, with flexible floor plates from 1,849 sq ft to 14,662 sq ft over ten floors.

The building will also provide a range of on-site amenities for tenants including a large roof terrace, meeting rooms, cycle storage, shower and changing facilities, secure lockers and car parking.

The double-height reception has also been remodelled to include a tenant and visitor lounge and collaborative workspace. The building has been renamed Arca.

Phase one of the work includes the refurbishment of five floors of offices, reception and shower and changing facilities. The first floor will be finished shortly, with the completion of all the office space and common parts scheduled for October.

Will Parry, head of regional investment at Oval Real Estate, said: "Oval acquired the property in 2022 with a view to repositioning the building in the market.

"St Philips Point, while occupying a prime location in Birmingham's central business district, required a complete refurbishment for it to meet the standards expected of today's discerning office occupier.
