A shop, deli and café has been put on the market for £425,000.

In what commercial estate agents David Ball said is an "exciting opportunity", The Old Counting House in Newquay will be sold as a freehold.

The Old Counting House is situated on Bank Street in the Cornish town, in an "excellent trading position". Retail outlets including Boots, Superdrug, Poundland, Peacocks, Mountain Warehouse surround the store and cafe, which is also in close proximity to Towan Beach, Newquay Sea Life Centre and the newly regenerated Killacourt.

The property consists of three floors with a potential to convert the upper floors to residential, subject to all consents. The ground floor trading area is 1,697 sq ft and is suitable for a variety of uses.

The first floor and second floors are currently used as storage having previously been used as bank office space. The total area over three floors is 477 square metres (5134.39 sq ft).

The Old Counting House opened in 2021 selling quality local produce, deli items, wine, spirits, meat, cheese, charcuterie, snack items and food related homewares all of which are 100% made and sourced in Cornwall.

David Ball told BusinessLive: "We were approached by the London based landlords to either find a new tenant or sell the freehold. This is a beautiful building in a prime location in the heart of Newquay town centre which is already attracting some attention since we launched it on Friday."
