A south Wales business park has been acquired in a multi-million pound deal

Garrison Barclay Estates has sold Magden Park

Magden Park in Llantrisant

Magden Park in Llantrisant has been acquired in a £7.25m deal.

The park, which provides nearly 45,000 sq ft across nine office buildings has been sold to an undisclosed private property company, by Garrison Barclay Estates.

The Cardiff office of property advisory firm Savills acted from Cardiff-based Garrison Barclay Estates on the investment deal.

Tenants at the park include the NHS and Giles Insurance Brokers.

The deal also covers a Costa Coffee drive thru at the park, which was built by Garrison Barclay Estates with a 15-year lease to the coffee chain.

It also includes additional development land, but not the park's Premier Inn.

Ross Griffin, investment director at Savills Cardiff, said: “The sale of Magden park reflects the sustained appetite for assets that have significant potential for further development and asset management opportunities.

"The excellent location and tenant line  up at Magden further increased its appeal and we are pleased to have secured the sale for  our client who has proudly and comprehensively developed the park over the last 10-12 years.”
