New custodians are being sought for a historic country house hotel which comes with its own theatre, orangery and 38 acres of “beautifully manicured” Victorian parkland.
The owners of Kilworth House Hotel, in south Leicestershire, have put it on the market after deciding the time is right to step back from the business.
But they said they would only sell if the right buyer comes along.
The hotel, which was built as a family home for the High Sheriff of Leicestershire in the late 19th century, is described by the agents as a “profitable” business with a variety of income streams including its 550 seat outdoor theatre and wedding facilities.
It also has sufficient space for potential future development, subject to planning.
The hotel itself has 44 “well-appointed” period bedrooms, two restaurants, four private dining rooms and eight conference rooms, and can cater for small, informal meetings right up to large corporate events.
As a wedding venue it can cater for up to 130 guests, and has its own civil wedding licence.
There is also a log cabin restaurant – The Staging Post – next to the theatre, for pre-show hospitality.

It is on the market for the first time as a hotel with agents Christie & Co and Savills.
After being a family home the building was turned into flats in the 1960s and bought by the current owners Celia and Richard Mackay in 1999.
They restored it to its former glory and turned it into a hotel and added the open-air theatre in 2007.
According to the marketing details, there is potential to add a spa and other leisure facilities.
In a statement, the hotel management said: “The owners Mr and Mrs Mackay wish to retire at some point in the future.
“Eighteen months ago they approached an agent to investigate the sale of Kilworth House Hotel and Theatre.
“However, at this point in time, they are not in negotiation with any potential buyers and both Mr and Mrs Mackay are keen to find the right buyer for their business.

“Mr and Mrs Mackay will not sell unless they are completely confident that any new owner will continue to uphold the same quality standards and level of investment they have developed since they lovingly created the award winning hotel and theatre back in 2003.
“There is no requirement to sell as this is a retirement plan and the priority of the owners is to secure the future of the business with the right buyer.
“We are continuing to build the business and have recently finalised contracts for the 2020 theatre season as well as all other ongoing events into the future.”
