The former Victoria Dock Offices are poised to be transformed into flats following their purchase by a property investment firm. The building has been snapped up by the Nottingham-based PIP Group in an undisclosed deal.

As well as acquiring the site, PIP Group has also secured planning permission from Hull City Council to convert the property into luxury apartments. The company said the transaction signifies a significant step in its growing portfolio, as it continues to invest in key regeneration areas across the North and the Midlands.

The firm intends to convert Victoria Dock Offices, based on the Plimsoll Way/South Bridge Road roundabout, into six modern flats, consisting of three two-bedroom flats and three one-bedroom flats, all designed to capitalise on the building's waterfront location and historical allure. Each flat will have views of the Humber Basin.

Arv Soar, founder and managing director of PIP Group, commented: "The acquisition of the Victoria Dock Offices is an exciting opportunity to breathe new life into a building that holds both historical and architectural significance. Hull is a city undergoing significant regeneration, and we are thrilled to be part of its continued growth. Our vision is to create high-quality, modern living spaces that retain the character of this beautiful landmark while offering residents a contemporary lifestyle and exceptional views of the Humber Basin."

Victoria Dock, once a bustling dock, has transformed into a sought-after residential area east of the River Hull due to its closeness to the city centre. Hull City Council is gearing up to introduce another significant development on the eastern riverbank with the East Bank Urban Village project.

The initiative aims to convert a series of brownfield sites along the east bank into a mixed-use development featuring approximately 850 new homes.

The council is also currently reviewing a planning application for an additional residential development situated opposite the roundabout from the Victoria Dock Offices. The application proposes a new four-storey apartment block north of the roundabout.

The proposed apartment block would accommodate twenty-four residential units spread across the four storeys. Twenty of these units would be 1-bedroom flats, while the remaining four would offer 2 bedrooms.
