Price tag of £12m handed to city centre office block eyed for major redevelopment

Hundreds of apartments could be created if a deal is agreed

An office block in the centre of Manchester, which could be set for a major transformation, has been put on the market for almost £12m.

Boulton House in Chorlton Street has nearly 77,000 sq ft of office space over nine floors. It's let to 10 tenants while over 26,000 sq ft of space is currently vacant.

CBRE, which is marketing the building, said there is "strong occupier demand" for the property to be used as offices or to be converted into residential use or into a hotel.

The firm added there is an opportunity to gain vacant possession of the building in 2025 and carry out a wholesale redevelopment programme.

It said: "A favourable pre-application meeting has bene held with Manchester City Council to discuss the potential options for the site's development.

"Massing studies have been carried out by Simpson Haugh Architects, who have identified various options including newbuild development or conversion of the existing building."

CBRE added that if a new building is constructed, it could rise to 20 storeys in height and feature between 262 and 272 apartments.
