Proposals to transform a prominent Grimsby building into a vibrant business hub have take a leap forward, following the submission of a planning application.
E-Factor Group, the business support organisation that has developed a property portfolio to fund its advisory network, is spearheading plans which will see St James House – a focal point of St James Square – transformed into The Hive. It will give companies state-of-the-art office space while also aiding regeneration efforts. Last November it was revealed that the scheme can tap into a £1.5 million slice of Towns Fund money along with significant private investment
If approved, The Hive will feature a range of modern amenities, including over 20 flexible offices, a cafe, and a spacious events hall. The premises will also be the new home for the 300-plus members of the unique Business Hive Club and will boast a members lounge and meeting rooms, providing a base for businesses to network, collaborate, and grow.

Mr Webb said The Hive’s location in the heart of Grimsby town centre ensures easy accessibility for businesses and visitors, and will also reinvigorate the area, attracting increased footfall while boosting the local economy.
During the construction phase, the development team has pledged to work with local suppliers and services, including Grimsby firm ID Architecture, which has already been enlisted.

The redevelopment of St James House is expected to be completed by the end of 2024 and will be carried out in a phased approach, with floors being released for letting as soon as possible.
