How the Sherford newtown development is taking shape, in Plymouth

An enormous new business park is to be built on the edge of Plymouth just metres from one of the region’s main road arteries.

Plans have been given the go ahead for the gigantic Sherford Business Park to be constructed close to the A3 Devon Expressway.

Sherford Business Park Plymouth will eventually provide up to 500,000sq ft of flexible space for businesses to expand into and is expected to become one of the South West’s most innovative business hubs, with the capacity to support digital and high-tech companies.

Businesses will be able to create scalable and flexible workspaces to suit their needs. The overall site, which is next to the , covers 33- acres of privately-owned land and is part of the region’s largest mixed-use community.

The plans for Sherford Business Park in Plymouth

It is predicted that those in the industrial, maritime, manufacturing, technology, advanced engineering, and distribution industries will be particularly attracted to the development, as well as those looking for offices, leisure and recreation facilities.

That is because the outline plan also envisage a 7.48-acre retail park containing a 29,750sq ft leisure complex, two drive-thru restaurants, another drive-thru, a pub and a 100-bed hotel. There would also be more than 300 parking spaces.

The retail park would sit next to the park-and-ride and the two business park areas, one containing 10 large units, the other 10 smaller units, and 14 blocks of offices.

The area has been chosen for a transport hub because it will link the new town at Sherford, and these new retail and business facilities, directly with the Devon Expressway, and thereby link Plymouth to the South Hams, Cornwall and Exeter, bringing a potential economic windfall to the city.
