New flexible workspace to open

Operator Orega has struck a deal with Abrdn to launch the facility next year in Solihull

A new flexible work hub will open next year at Ingenuity House in Solihull

A new flexible workspace is set to open at a Solihull office block next year. Operator Orega has agreed terms to run the work hub at Ingenuity House next to Birmingham Airport.

Due to launch in January, the 30,500 sq ft facility will be newly refurbished to provide around 550 workstations on the ground and first floors of the building.

There will be hospitality space in the atrium, a choice of different work zones, a large meeting room suite, unlimited coffee and a cycle hub with changing rooms.

In a separate deal, Orega has pre-sold 150 desks on the first floor to an unnamed financial services business. Ingenuity House, in Bickenhill Lane, has 114,635 sq ft of space across five storeys and is owned by investment and savings group Abrdn.

It is the second flexible workspace that Orega has launched in the West Midlands, joining its facility within The Colmore Building in Birmingham city centre.

Ben Hutchen, real estate director at Orega, said "Ingenuity House is a unique building which will attract a lot of interest from businesses who are increasingly looking for a flexible way to occupy property but also require high-quality, state-of-the-art space.

"We are also delighted to have secured an early pre-completion letting to a prime financial services business which clearly demonstrates the quality of flex demand.
