Developer Modo Bloc has secured planning permission for a £3m South Tyneside development which is set to create up to 40 jobs once complete.
The Newcastle-based business has been given the green light by South Tyneside Council planners, paving the way for the regeneration of a brownfield site off Claypath Lane and the A194, in South Shields.
Modo Bloc plans to build three 1,205sqft units as well as a Starbucks drive-thru, along with EV charging bays. One of the units has already been let and the other two can be let separately or amalgamated to create a space of 2,410sqft. The project is expected to create between 30 and 40 jobs once fully completed and let.

The scheme has now been put out to tender for a contractor, with hopes that construction can start before the end of the year. The project is expected to be completed by mid-2024.
George Jenkins, managing director of Modo Bloc, said: “The site has been abandoned for some time, so we are excited to be breathing life back into this area. It’s the perfect roadside location for modern, high-demand business units and we’re already receiving widespread interest.”
The professional team that designed and secured planning included IMA Architects, Carter-Smith Planning Consultants, RWO Associates, FALCO Ecology Ltd and NJD Environmental Associates.
Mr Jenkins said Modo Bloc is already looking at other commercial development opportunities around the region.
Earlier this year, the company secured planning permission from Sunderland City Council to redevelop a brownfield site adjacent to Kings Road and Sunderland Road. The £2.1m development is to build two units – a 4,000 sq ft unit for Tesco and a 1,200 sq ft unit for Cooplands – which will create between 20 and 30 jobs once it is up and running.
