A luxury boutique hotel in Cheltenham has been acquired for an undisclosed sum. The Queens Hotel, on The Promenade, has been bought by KE Hotels, marking its fifth owned property in the 海角视频.

The addition of the Grade-II listed hotel brings KE Hotels鈥 portfolio to a total of eight venues.

Savills completed the sale on behalf of Sir Richard Sutton Limited (SRSL).

The Queens Hotel Cheltenham is one of Europe鈥檚 oldest purpose-built hotels. The 84-bedroom property is set on a 1.3-acre site, spanning basement, ground, and three upper floors. The hotel overlooks Imperial Square and Gardens, with dual frontage on Montpellier Avenue and Imperial Gardens.

The sale, which was completed following a confidential marketing process. also includes a retail unit let to Brasserie Blanc, generating additional fixed income.

James Greenslade, director at Savills Hotels Capital Markets, said: 鈥淲e are pleased to have sold this iconic asset on behalf of SRSL. The Queens Hotel offers significant value-add potential, including lapsed planning consent for a four-storey extension with function rooms and 17 additional bedrooms."

Mr Greenslade said the sale of the property mirrored "the uptick" in single asset transactions in in the market, which totalled 拢1.35bn in the first half of 2025 - an 8.4% year-on-year increase and 1.7% above the 10-year first-half average of 拢1.33bn.

The acquisition follows a series of recent deals for KE Hotels, including the additions of Hotel Indigo Newcastle and Holiday Inn Luton Airport in 2023.

Last year, KE Hotels assumed management of three Hampton by Hilton hotels in Newcastle, Birmingham Broad Street, and Sheffield under HMA agreements.
