Grimsby’s Humber Royal Hotel has been put up for sale.
Offers in the region of £1.9 million are being sought for the 58-bedroom hotel, which had just welcomed a new management company after an extended first lockdown closure.
Black and White Hospitality had been brought in to run it, with investment house Downing the significant shareholder in the hotel.
It had been rescued from administration in 2010 by Icon Hotels Ltd, with a £1.75 million overhaul completed on what was the Hotel Elizabeth.
Recent years have seen a clamour for bedroom space in the town as demand peaked with industry requirements - and plans for a 40-room extension were mooted - but those behind the marketing - sector specialist Colliers International - believe it may not necessarily stay as a hotel - though it remains open with all options on the table.
Senior surveyor Robert Smithson said interest is anticipated from developers due to the “well located 2.7 acre site” as well as from potential buyers with experience in the trade.
He said: “The Humber Royal Hotel is prominently located around two miles west of Grimsby town centre, adjacent to Grimsby Golf Club and with the rear of the hotel overlooking the golf course.
“It is an established and successful freehold hotel. It will be of interest to hoteliers as it is a popular leisure event venue for occasions such as weddings because of its impressive function suites and bar facilities. It is also able to attract corporate trade from the large number of businesses and industries within Grimsby and the surrounding area.

“The hotel’s location on a substantial site in a predominantly residential area means it is also likely to appeal to residential developers, as well as to developers of facilities such as care homes, because of the opportunities it offers, subject to planning consent.”
Five function rooms are complemented by the attractive open plan lounge bar and restaurant, with seating for around 60 people.
Mr Smithson added: “Significantly there are local developments which will drive trade into the Grimsby area, including the Prax Group purchasing the Lindsey Oil Refinery and Able 海角视频 receiving planning consent to substantially increase the capacity of Immingham port which is located close by. This will bring a great deal of contractor trade while construction takes place and corporate trade thereafter.
“Grimsby is also home to the largest fish market in the 海角视频 and is the centre for the 海角视频 fish processing industry. The local port benefits from its deep port location on the Humber estuary and is therefore the 海角视频’s largest port by tonnage and is on one of Europe’s busiest trading routes.”
Along with the offshore wind boom that creating demand on top of the South Humber Bank industry came previously lacking national supply in rooms, with Premier Inn, Hampton by Hilton and Holiday Inn all opening in the area, while the independent Healing Manor Hotel opened and brought rival conference facilities forward too, with Stallingborough Grange adding too.
The new sector has also changed as wind farms have got larger and further offshore, with the construction teams staying out in the field on accommodation vessels.
