Plans for 150,000 sq ft of new industrial and logistics space in Wrexham have been approved. The grade A space, from developer FI Real Estate Management (FIREM), will bring its total investment at the Wrexham Industrial Estate to more than £160m.
Work on its site five development , which extends to 7.5 acres, is expected to start later this after the go-ahead was given by Wrexham Council. Once completed and let it is expected to support around 250 jobs. Approval comes following a resolution, with Natural Resources Wales, of the city’s two-year phosphate issues that had stalled development planning applications.
The new site adds to FIREM’s rapidly expanding portfolio at Wrexham Industrial Estate, where it is the largest landowner with a portfolio totalling 2.8 million sq ft of grade A industrial space.
FIREM is also progressing plans for its 62.8-acre Kingmoor regeneration scheme at the estate. While yet to submit a planning application, it hopes to build - at a construction cost of £80m - one million sq ft of warehouse and office space for logistics and distribution. The developer it said would support a further 1,200 jobs.
Site five will be delivered by FIREM’s dedicated construction division, FI Construction, which will be responsible for FIREM’s new build pipeline across the Ƶ, totalling 7 million sq ft over the next four years.
In January FIREM acquired a further 56 acres of land at Wrexham Industrial Estate following the completion of its first tranche of developments with new leases secured with logistics specialists, Gorton Brothers, and multinational furniture company Howdens Joinery.
Founder and managing director of the property development firm, Tim Knowles, said: “Wrexham Council’s work with Natural Resources Wales to overcome its phosphate challenges has meant that stalled development can be brought forward to unlock the city’s potential and stimulate economic growth. Our team has put a great deal of work into our plans, not just for site five, but for our wider investment at Wrexham Industrial Estate, and we’re very pleased to be able to move forward with our ambitious plans to create exceptional space that will elevate Wrexham’s economic and employment potential.”
Conservative MP for Wrexham,Sarah Atherton, said: “Having grappled with the phosphates issue for more than two years, I am pleased that FIREM, having chosen to invest significantly in Wrexham, have become one of the first ‘stalled’ applications to be granted planning permission. This development, which is anticipated to support 250 jobs, will bring greater prosperity to our city. As the local MP, my responsibility is to ensure that growth for Wrexham is not stifled but achieved sympathetically with the environment, whilst mitigating the impact on local communities. This is all positive news for Wrexham.”(FIREM) will brings its total investment at the Wrexham Industrial Estate to more than £160m.
