Final phase of huge Derbyshire retail and industrial scheme tipped for approval

Officers recommend second phase of Park 38 development gets green light

Plans for the final phase of a major scheme on the Derbyshire/Nottinghamshire border which would create more than 1,000 jobs have been recommended for approval.

Park 38, off Cartwright Lane, opposite the East Midlands Designer Outlet at South Normanton, is a mixed used development, which would see a new £46 million retail park created on farmland, as well as a hotel and industrial/distribution units.

Bolsover District Council has already approved the first phase of the scheme for 10 retail units and a 95-bedroom hotel.

That part of the scheme is currently awaiting sign-off from the Government, with the final decision being delayed due to the General Election.

In the meantime, the district council’s planning committee is due to consider the second phase, when it meets on Wednesday.

This part of Park 38 involves building a number of warehouse and distribution units, including a trade counter or gym.

The company behind Park 38 is Lincoln-based Limes Developments, with both phases designed by Corsthorphine and Wright Architects.

The total 36.7-acre site would create 571,132 sq ft gross internal area if both applications are given the final go-ahead.
