Enterprise zone site hits the market in Goole with Siemens and Croda as industrial neighbours

Junction 36 plot sits close to new train manufcturing plant and chemical giant's brand new distribution centre

Six acres of industrial development land have hit the market at the heart of a major East Yorkshire enterprise zone.

The Goole site, off Tom Pudding Way, sits alongside Croda and Tesco distribution operations, as well as Guardian Glass and the emerging Siemens Mobility train manufacturing plant.

It has been launched by commercial property agent Gent Visick, representing a private client, with outline consent for offices, general industrial use or storage and distribution.

Described as occupying a highly prominent position, with offers for the freehold invited, the 5.9 acres or 2.39 hectares was previously considered for a wood pellet plant.

Paul Mack, director at Gent Visick's Leeds office, said: “The site represents the last remaining industrial development land available to purchase in the Goole area, and is a rare development opportunity, in such a strategic location in East Yorkshire.”

“The location is superb, being just off Junction 36 of the M62 motorway. It is approximately one mile from the Port of Goole, and is only a few miles from the M18 motorway. It is also within easy access of the East Coast ports of Immingham, Grimsby and Hull.”

Being part of the Humber Enterprise Zone also brings enhanced capital allowance opportunities.

“This means businesses can invest in energy saving plant and machinery and set 100 per cent of the cost of the assets against taxable profits in a single tax year,” Mr Mack added.
