The Birmingham headquarters of pub group Mitchells & Butlers has been sold for £55 million.
Sterling Property Ventures has offloaded the premises to funds managed by US-based Blue Owl Capital.
M&B has a lease of around 20 years on 95,000 sq ft of office space at 27 Fleet Street which was built in 2003.
The building also fronts onto Lionel Street and has a 120-bed Ibis hotel, which is operated by Accor Group on behalf of M&B, and 325 underground car parking spaces.

M&B is the bar chain behind well-known brands such as Harvester, O'Neill's, All Bar One and Miller & Carter.
Sterling Property Ventures, which developed the 26-storey 103 Colmore Row building in the heart of the city's business district, acquired 27 Fleet Street 18 months ago for £46 million.
The deal was the first acquisition for Sterling's then new asset management and investment arm.
Managing director James Howarth said: "The M&B HQ is a prime mixed-use asset let to a FTSE 250 business on a 20-year lease with five yearly index-linked uplifts.
"During our ownership, we proactively worked alongside M&B on various environmental strategies to improve the performance of their premises, including the installation of solar PV panels on the roof, adding value to the asset as a result."
Blue Owl, which is headquartered in New York, has more than $273 billion of global assets under management, including more than $67 billion within the firm's real assets platform.

BSB Real Estate, Dentons and Knight Frank acted on the deal.
