Mercia Real Estate is planning new mixed-use retail and residential scheme in Birmingham Road

£20m regen plans have been outlined for this site in Sutton Coldfield

A "tired" commercial property site in Sutton Coldfield is set to be converted into a £20 million mixed-use retail and residential scheme.

Birmingham-based investor and asset manager Mercia Real Estate acquired the one-acre block at 10-38 Birmingham Road in 2018.

It has now drawn up new plans for the phased demolition of buildings and the construction of the new ones to ensure existing tenants can be accommodated and retained in order to avoid too much business disruption.

Mercia Real Estate said the replacement buildings would be a mixture of purpose-built retail units tailored towards the independent nature of the current occupiers.

A mix of 66 one- and two-bedroom apartments across three floors above the retail units is also planned, alongside 37 parking spaces for residents.

Chief executive of Mercia Real Estate Samuel Clark said: "This site is in a prime position in the highly desirable areas of Sutton Coldfield and along a key route into Birmingham, however over the years it has become tired.

"Our plans, once approved, will see the site given a completely new lease of life, laying the foundations for businesses to thrive, create jobs and an attractive and vibrant entrance to the town and a place for the community to eat, shop and live.
